Loven Contracting

The Challenge
Loven Contracting, an Arizona-based commercial general contractor (GC) specializing in healthcare, education, and historic preservation, has been building a solid reputation since 1985. Completing around 150 projects a year, they’re no strangers to the complexities of the construction world. But as their business grew and diversified, one crucial aspect of their workflow was holding them back: lien waivers.
Managing these waivers was cumbersome and relied heavily on email and manual filing. With no easy way to track waivers, ensure timely collection, or maintain clear visibility across their numerous projects, ensuring compliance became a major burden—especially for the single employee responsible for both waivers and payroll.
As Jennifer Del Giorgio, Loven’s CFO, explained, “Before Siteline, waiver tracking was all over the place, and it was difficult to get a clear picture of their status across projects.”
Loven recognized the need for a centralized, more efficient solution to manage their lien waivers—and that’s where Siteline stepped in.
The Solution
Loven (a Viewpoint Spectrum user) was referred to Siteline by Trimble (Viewpoint's parent company) specifically for Siteline's expertise in streamlining lien waivers. After demoing Siteline, several key benefits resonated with Loven:
- Real-Time Visibility: Their team can now instantly view all waiver statuses in a centralized place—a particularly crucial feature for Del Giorgio.
- Automated Reminders: Siteline automatically notifies lower-tier contractors about pending waivers, freeing Loven from time-consuming back-and-forths.
- Key Integration: Siteline’s integration with Viewpoint Spectrum, Loven’s ERP system, ensures a streamlined data flow between the two systems.
Additionally, Siteline’s implementation process and dedicated support really impressed Loven, and getting up and running was a breeze. “Siteline has been one of the best software companies we’ve worked with,” stated Jed Westover, Operations Manager at Loven. “I never felt frustrated during the implementation phase. Their team listens very well and is great at showing us ways to maximize the software’s potential.”
The Results
With Siteline, Loven Contracting has transformed its time-consuming lien waiver process into a streamlined operation, achieving several key improvements.
Saved 23 hours monthly managing lien waivers.
Loven’s back office team has significantly reduced time spent managing lien waivers. They’ve gained over 15 hours back each month by eliminating manual tasks like sending reminders and tracking down signatures. “Follow-ups are so easy now—we just hit a button,” said Del Giorgio.
Their team also removed their weekly two-hour waiver status meeting thanks to Siteline’s visual lien waiver log, saving an additional eight hours per month.
Enhanced visibility into waiver statuses.
From both a financial and compliance standpoint, being able to see the status of every lien waiver—who’s received it, who’s signed it, and who still needs to—within Siteline has been incredibly beneficial to Del Giorgio.
“Construction is getting more and more litigious,” she explained. “We need to know what we’re working with right away to ensure our compliance ducks are in a row.”
Improved efficiency to support future growth initiatives.
In helping streamline compliance workflows, Siteline has empowered Loven to confidently manage increasingly complex project requirements. It’s also improved efficiency across a key operational workflow, enabling Loven to manage its growing client base without needing to add additional staff.
“Siteline has given us peace of mind and time back to focus on growing the business,” concluded Del Giorgio. And ultimately, that’s Siteline’s core mission: to give contractors the tools they need to streamline billing and compliance so they can focus more of their time on building.
